Although there have been delays, fumbles and other typical central government waffle, our leaders
are forced to introduce the home information pack, on time.
The European Union is the real master here, and as we are mere servants of the EU, we will
comply.
All our homes are different, and all the insulating properties are also different. The new
certificate will need to show your homes energy efficiency.
Efficiency can be measured in terms of appliance ratings, such as built in kitchen appliances,
boilers etc. The other rating comes under the scope of wasted energy, heat lost through wall, roof and floor. The
obvious choice is to find double glazing, but as this energy saving report shows, loft insulation is the best place to start.
As a rule of thumb, older appliances are less efficient, and older insulation is too.
We welcome the inclusion of an energy performance certificate, but must question the ways of
measuring such an obscure value.
With all properties being different, the scope for variation is vast, but the tools to measure
U-values are more of a calculation, therefore, we can surmise that there is room for interpretation.
