The immediate impact should be the reduction of casual sellers, the people who market a property, just to see whether it is sellable. These people are the brunt of estate agents and regularly market property without even thinking about moving home.

Any complaints of estate agents beefing up a portfolio can now be refuted by the contents of the pack, the scheme was introduced to benefit all concerned.

Estate agents have always been the centre of the house buying arena.

Many large estate agent firms will employ their own, in house home inspectors, the smaller ones will almost certainly recommend a home inspection service, this may be tied in to the estate agents package, or you may need to source your own inspection.

Prices will vary from area to area and, like solicitors fees, the costs may be very dependent upon your specific property.

You do have a choice as to which home inspector you wish to use, the internet is a wonderful source of vital information, and a personal recommend is always the favoured way of sourcing new services.

Apart from the introduction of the HIP, estate agents will remain pretty much the same.

It is worth noting that there will be no more quickly sales, every home that is sold in the UK after 1st June 2007 must have a home information pack for the specific property before the property goes to market.

It remains your choice whether you choose to use an estate agent, or market the house yourself.
