HIP The Home Buyer

The first time buyer advantage
For first time buyers and anybody else with no home to sell the home information
pack is a wonderful addition to the house buying process.
The house buyer has no layout for the HIP, this responsibility lies solely with the
vendor.
The whole procedure can be carried out much more effectively if you are buying in the property
market.
When the home buyer visits an estate agents, they
would select a number of properties according to their preferences.
Remember that it is the area that reflects the most in terms of property
values.
After you have chosen your sample properties, say 3 or 4, then you can ask to see the home
information packs for the properties you like the most.
Read these at your leisure to find the home with the best home information pack, or the home with
the least defects.
Rather than carry out an on-site investigation, most of the decision making can be made in the
comfort of your own home, and before you have even viewed the property.
After finding a suitable property, from your armchair, you can then visit the property to see if it
is perfect for you.
Buying After Renting
After a long period of paying rent to a property landlord, the thought of paying a mortgage, with
something to show for all your efforts is truly rewarding. However, do not overlook the costs of upkeep your
property.
Repairs and replacements can run into thousands of pounds, and they can arise at any time.
Be aware of the fact that the landlord will not pay the bills anymore, this is commonplace when
people have purchased their council homes, and a fault arises. The unsuspecting homeowner phones the council, and
is surprised to hear the council explain that the property is no longer the responsibility of the council, and you
must make your own provisions.
All in all, the situation is not bad, just be aware that you may face bills, and even negative
equity, at the end of the day, you should be better off, by having an investment to call your
own.
Zero cost home information pack
The home buyers have no costs at all with any home information
pack, unless they are also selling a property.
The HIP has gone a long way towards stopping the practice of sellers putting their
house on the market just to "test the water." The £600 to £1000 bill should see off the hardiest of time
wasters.
The home buyer has the utmost benefit from the home information pack introduction.
